We have extensive experience in renovating private properties. The main requirement is a wall and ceiling re skim, due to cracks and the odd area were the plaster has blown revealing brick or block work. It is a straight forward job for the walls. Backing plaster is patch repaired, the cracks are covered with a mesh tape and a plasterers agent is applied to the entire wall. The wall is then covered with two coats of fresh finishing plaster, approximately 3 mm thick, this will leave the wall smooth, flat and ready for decoration.
The ceiling work will depend on it’s construction and condition:
1. Lath and plaster ceilings with cracks but no blown areas can be taped and re skimmed. If the plaster has started to separate from the lath, this may require a new ceiling. The most cost effective way being removal of old lath and plaster and replace with new plasterboard and a 3 mm skim on top.
2. Plasterboard ceilings with cracks or Artex can usually be re skimmed, again cracks covered in mesh tape, any loose boards screwed tight to joists. Then plasterers agent applied and two coats of finish plaster. If the ceiling has Artex we can usually remove the high points and re skim. If the Artex has any problems it may be worth overboarding the ceiling with new plasterboard and then skim.
